Here’s the improvements that can get you up to $50,000 when you sell: water-blasting all of the hardscape, including the roof; painting your garage door; placing lots of flowers in the front yard and entryway; painting your entry door dark grey or bright red; painting the front house; painting the interior of your home; using LED lighting throughout the home; using sheer white window coverings (to let in as much natural light as possible); painting all of your window frames and cleaning the windows with ammonia; giving your kitchen a light makeover-paint, wallpaper one wall, adding pendant lights (3) over the kitchen island; faux backsplash tiles; paint and add new hardware to the kitchen cabinets; imitation hardwood flooring from Temu; paint fixtures throughout the home; build up a focal point with furnishings; lightly remodel bathroom(s) with sky-blue paint (increases value); faux ceramic tiles and countertops; deep-cleaning (Mrs. Clean lives here); depersonalizing; and home staging; make sure the stager specializes in “buyer perception” staging.
